DSCR LOANS

DSCR LOAN Products

DSCR (Debt Service Coverage Ratio)  loans are designed for real estate investors who seek financing based on the cash flow of the property rather than their personal income. This type of loan is ideal for experienced investors looking to expand their property portfolio without the need for extensive personal income documentation.


DSCR loans come with specific criteria to ensure the borrower's investment property generates sufficient income to cover the debt obligations.

REQUIREMENTS & RATIOS

BORROWER & PROPERTY REQUIREMENTS

  • No statement of employment or income on the 1003 form.
  • No documentation or verification of personal income required.
  • Minimum credit score of 620.
  • Investment properties only
  • Acceptable property types: Single-family residences, condos, duplexes, and multi-family units.


RATIOS

  • Maximum Loan Amount:  $2M
  • Maximum LTV: 80% with a 640+ credit score
  • Maximum LTV: 75% with a 620+ credit score. 
  • Minimum DSCR of 1.00x required
